Survey and schedule
We walk the property with your GM or housekeeping manager, measure the bedroom stock, corridors and public areas, and agree how many rooms per visit fits your occupancy pattern.

Work in blocks, not floors-at-once
We take a block of rooms at a time so the rest of the floor stays sellable. Typical practice is to clean the rooms released at checkout and hand them back the same day.

Hot-water extraction on bedroom carpets, with pre-treatment on entrance areas, under-desk zones and any marked patches. Corridors are usually cleaned overnight when guest movement is lowest.

Lounge, bar and restaurant seating cleaned with upholstery extraction. Function suites and conference rooms are booked around your diary — commonly the morning after an event.

Sign-off with housekeeping
Rooms are handed back to housekeeping with a walkthrough. We flag anything we could not fully lift — old dye stains, burns, delamination — in writing rather than leaving you to find it.

How quickly can a bedroom go back on sale?
Typically the same day. Extraction leaves the carpet dry to the touch in around 2–4 hours, and we use high-speed drying fans where a room needs to be released faster. We agree the block size up front so housekeeping always knows which rooms are coming back and when.
Are you insured, and can you provide documentation?
Yes. We carry public liability insurance and can supply certificates and company details for your procurement, compliance or contractor-approval file. Professional Carpet Cleaners Ltd is a registered limited company (Companies House 11203160), VAT registered.
Can you work overnight in corridors and public areas?
Yes, and for corridors it is usually the only sensible option. Overnight and out-of-hours work is scheduled at no extra charge.
Do you take on rolling contracts across a whole property?
Yes. Many hotels run a rolling programme — a set number of bedrooms per month, corridors quarterly, public areas twice a year. Call us and we will build a schedule and a fixed price around your room count.
Can you clean function suites after an event?
Yes. Wedding and conference suites the morning after an event are routine work for us — carpet extraction plus chair covers, banquettes and loose seating in the same visit.
How is the work priced?
Carpets are £3.50/m² and hard floors from £6/m², both ex-VAT. Seating is per seat or per linear metre. Commercial bookings carry a £120 ex-VAT minimum order value, which any multi-room visit clears comfortably.
